"I would recommend considering siding replacement instead," Spaulding suggested. "The exterior of your home is highly visible and should remain sturdy and attractive. Replacing siding, with costs ranging from $4,500 to $15,000 based on materials, provides a better return on investment when considering a sale, with an ROI of 60% or higher."

 

Converting a Garage Into a Living Space

Converting a garage into a living space might initially sound like a great idea, but it frequently results in homeowner regrets. This conversion can cost around $30,000, according to Bill Samuel, a residential real estate developer.

"Most buyers don't appreciate this type of renovation," Samuel stated. "Despite increasing your home's living space at a lower cost than building an addition, the additional space can be challenging to integrate into the existing home's floor plan. Garage conversions also tend to negatively impact curb appeal, further limiting your potential buyer pool."

Rather than investing $30,000 in one substantial project, consider smaller, more practical home improvements that enhance your property's value and functionality.

"This could involve updating paint, flooring, or lighting or adding new landscaping or outdoor living areas," advised Ryan Zomorodi, COO and co-founder at Real Estate Skills. "The costs of these improvements can vary widely, but they are often more cost-effective than major renovations and can significantly enhance your home's value and livability."

Installing an extravagant spa tub is a common but expensive home renovation that homeowners often regret later.

"These tubs can have a starting price as low as $200 but can go up to $15,000," noted Matt Bigach, a real estate expert and founder of We Buy Houses For Cash. "Homeowners typically regret installing spa tubs in their bathrooms due to the significant space they consume, the challenges in keeping them clean, and their inefficiency in water conservation."

Instead of a spa tub, consider opting for a high-quality showerhead. "It's a more cost-effective choice, leaving ample space in your bathroom," Bigach recommended.

 

Replacing the Bathtub With a Shower

Many homeowners decide to replace bathtubs with showers due to water conservation and space considerations, which can lead to regrets.

"The cost of removing a bathtub ranges from $200 to $1,000, depending on the type of tub," explained Charlotte Granville, a home remodeling specialist at Fixr.com. "The cost of installing a shower varies from $7,000 to $12,000. Replacing a bathtub with a shower typically averages between $1,000 and $9,000."

Regret often surfaces when homeowners miss the luxury or convenience of a bathtub, potentially leading to additional expenses to reverse the conversion. According to Granville, switching from a shower back to a bathtub costs between $4,300 and $11,800.

Instead, consider a combination approach.

"Homeowners who want the flexibility of both a shower and a bath can convert their existing bathtub into a bathtub/shower combo for an average cost of $300 to $2,000," Granville suggested. "This way, you can enjoy the best of both worlds, preventing any regrets and allowing you to choose between water conservation and relaxation in your own bathroom."

 

Utilizing Excessively Ornate Crown Molding

While decorative crown molding can enhance the value and sophistication of your home, going overboard with it can lead to an expensive error.

"Excessively ornate crown molding can be a costly and challenging installation, often taking longer than expected due to its intricacy," cautioned Shaun Martin, the owner and CEO of We Buy Houses In Denver. "Furthermore, depending on the style you select, it may not harmonize with your home's existing design."

The expense of installing intricate crown molding can vary significantly.

"Typically, costs can range from a few hundred dollars to several thousand dollars, depending on the level of detail," explained Martin. "In some instances, for exceptionally complex projects, you may need to hire a professional carpenter or builder, incurring additional fees for their services. Certain individuals have reported expenditures exceeding $10,000 for intricate crown molding designs."

Martin advises allocating these substantial funds to smaller, more pragmatic home renovation endeavors, such as "repainting the walls or modernizing fixtures and appliances."
